Landlord responsibilities - Landlords are legally responsible for the safety of their tenants. Landlords should make sure maintenance and the annual safety checks on gas appliances are carried out by a Gas Safe Registered engineer.

By law, you must:

 Repair and maintain gas pipework, flues and appliances in safe condition.

 Ensure an annual gas safety check on each appliance and flue.

 Keep a record of each safety check.

 You should also keep your tenants informed about their responsibilities while they are staying in your property.

 Extra Safety Precaution - As added protection from carbon monoxide poisoning it is recommended a carbon monoxide alarm is installed in every room a gas appliance is fitted.

 We will liaise directly with the tenant on your behalf to arrange the annual inspection and if needed, quote for any required remedial work. 

 The cost of a Landlord Gas Safety Check is £90 for up to 2 appliances, we charge a further £30 for each additional appliance.  We can combine with a wall hung boiler service on the same day for an additional £40.
